# Catalogs

Tasks come in catalogs, one for each line of work. You pick the ones you need.

A catalog is a set of tasks built for one kind of CRE work. Each one is organized into workstreams, the stages of that job, so you can see where a task fits.

## The catalogs

- **General** (67 tasks): Generic CRE-productivity tasks for any commercial real estate professional, the starting point when you don't fit (or haven't yet chosen) a role catalog. Workstreams: Debt & financing, Organize the deal.
- **Acquisitions** (49 tasks): For the buy-side acquisitions principal (analyst to VP at a fund, REIT, or family office): screen more deals, underwrite a defensible basis, de-risk diligence, win IC approval, and close, growing acquisition-fee revenue by closing more good deals. Workstreams: Source & screen, Underwrite the basis, Diligence & de-risk, Finance & win approval, Close.
- **Asset Management** (48 tasks): For the owner's-rep asset manager running the hold: own the business plan and budget, drive income and leasing, control opex and taxes, steward the capital plan, manage the debt, and time the exit, compounding the hold-period value you're paid on. Workstreams: Own the business plan & budget, Drive income & leasing, Control opex & taxes, Steward the asset & capital plan, Manage the capital stack & debt, Value the asset & time the exit.
- **Capital Advisory** (15 tasks): For the capital-raising professional at a placement agent / capital-advisory firm who represents real estate managers to institutional LPs: know both sides, target and match mandates to allocators, build the credibility assets that earn institutional trust, publish research-led thought leadership, and engage and convert, growing the institutional capital placed for the managers you represent. Workstreams: Know both sides, Target & match, Build credibility assets, Publish thought leadership, Engage & convert.
- **Development** (63 tasks): For the CRE developer / sponsor running ground-up and major value-add projects: source and secure the site, prove it pencils, capitalize it, control the build, and realize the value, protecting the spread that pays development fees and the promote. Workstreams: Source & secure the site, Prove feasibility & entitlements, Underwrite the development & returns, Capitalize the project, Execute: build & lease-up, Stabilize, report & realize.
- **Financial Modeling** (17 tasks): For the real estate financial modeler (the analyst, associate, or principal at a developer, investor, lender, or brokerage who builds the model a deal is decided on): model acquisitions and value-add plans, model development from the first draw to the promote, model the hold, and model value, each section built the way a seasoned modeler builds it, creating and modifying institutional-quality models to support your work. Workstreams: Acquisitions & value-add, Development, Asset management, Valuation.
- **Investment Sales Broker** (69 tasks): For the commission-driven investment sales broker (seller's or buyer's rep): fill the funnel with qualified owners and buyers, win the assignment, market and evaluate the deal, negotiate and close, and nurture repeat clients, earning more commission. Workstreams: Fill the funnel, Win the assignment, Market & evaluate the deal, Negotiate & close, Nurture & repeat.
- **Investor Relations & Reporting** (42 tasks): For the investor-relations / fund-reporting professional at a GP, sponsor, or fund manager: report to investors, account for capital, show the performance, engage investors, and raise the next dollar, growing the capital LPs keep and what you raise. Workstreams: Report to investors, Account for capital, Show the performance, Engage investors, Raise the next dollar.
- **LP / Allocator** (18 tasks): For the limited partner / passive allocator backing specialist GPs across US markets and asset classes: screen each inbound opportunity against your own mandate, diligence the three lenses a sponsor's pitch can't give you (market, sponsor, and deal & terms) document a defensible commit/pass, and monitor the position through the hold. Allocate on independent diligence, not the sponsor's narrative, growing risk-adjusted return on allocated capital by backing the right bets, passing the wrong ones, and improving the terms of the ones you take. Workstreams: Screen the inbound, Diligence the market, Diligence the sponsor, Diligence the deal & terms, Decide & document, Monitor the position.

## Picking catalogs

You pick catalogs during setup, and on **Task + Data** in the portal any time after. Your picks sit in slots at the top. Everything you could add is under **Add more**.

- **Add one:** drag it onto an open slot, or click **+ Add**. With every slot full, drop it on a pick, or click **Swap in**.
- **Remove one:** drag it down out of its slot, or click **Remove**. Removing is free.
- **Every change asks first** and says what it costs. Then **Undo last change** appears for a while.

- **Changes a month:** the dots show how many you have left. Putting back one you just removed is free, and an undo within 3 days gives the change back.
- **Essentials** are always on, whatever you pick.
- **In a department?** Your admin picks which catalogs are on your department's menu. One that isn't shows under **Not on your menu**. Click **Ask your admin**, and they see the request.
